In order of us to better serve you and obtain a true picture of what you qualify for, you will need to provide the following documentation, if applicable (they will later be forwarded to the lender):

INCOME AND ASSETS

•  Four recent pay stubs
•  W2's for the last two years
•  1040 Federal tax returns for the last two years. If self-employed, provide last three years along with schedules. If you own rental property, include schedules.
•  Statements for each bank, mutual fund, and/or investment account for the last three months
•  If self-employed, year-to-date profit and loss statement prepared by an accountant
•  If you own rental property, current rental agreements
•  Pension award letter
•  Social Security award letter
•  Copy of divorce settlement (for alimony)
•  Copy of child support decree, along with twelve months of cancelled checks or certified print out from enforcement agency for last twelve months.

DEBTS

•  Names, account numbers, balances and monthly payments of all current debt
•  Copy of bankruptcy and discharge papers filed within last seven years
•  Proof of payment and/or satisfaction of judgment for recently paid collections or public records
•  Explanation of credit report abnormalities, including: late payments, charge-offs, collections and/or liens, credit inquiries in the last 90 days, foreclosures, bankruptcy


MISCELLANEOUS

•  Photo ID and proof of Social Security number
•  Copy of divorce decree
•  If you are not a US citizen, copy of green card front and back, or if you are NOT a permanent resident provide a copy of H-1 or L-1 visa

FIND A HOME

Cleveland Housing Network has a wide array of inventory from renovated to new construction. We also have scattered site vacant parcels of land that is suitable for the construction of new single-family homes.

OBTAIN LOAN COMMITMENT

Once a home has been selected and a sales agreement signed, our Lending Specialists will coordinate the lender's loan application process with you. They work closely with you and the lender, collecting required documentation, to ensure that your loan is approved in a timely fashion.

The lenders staff and the Homeward Homes staff are in constant communication.

CLOSING THE LOAN

Once the loan has been approved and the property is completed, CHN's Lending Specialists will coordinate signing of the final loan documents, with you and the Title Company. Your loan will normally close 24 hours after you have signed the loan documents (This means the house will go into your name). After title transfer, you will receive your keys.

You must transfer all utilities within 3 business days after the transfer.
